IDV Sells GE Oil & Gas Building

An industrial building that GE Oil & Gas — now part of Baker Hughes, A GE Company — has occupied for five years has a new landlord. GBP Properties, a real estate investment firm based out of Monterrey, Mexico, bought the property at 11150 Equity Drive from Houston-based Investment & Development Ventures LLC. The 30,000-square-foot building is in Westway Park just off of Beltway 8 north of Clay Road, according to a press release from CBRE. CBRE’s Tom Lynch and Mark Redlingshafer represented the seller, per the release. “This investment property generated a significant amount of interest from local, regional and national private buyers due to its irreplaceable location with easy access to Beltway 8 and a tenant with strong credit,” CBRE Executive Vice President Tom Lynch said in the release. London-based GE Oil & Gas had a major presence in Houston even before it merged with Houston-based Baker Hughes Inc. last summer to form Baker Hughes, A GE Company (NYSE: BHGE). The combined company has dual headquarters in Houston and London, and it had 64,000 employees as of Dec. 31, the majority of whom are based outside of the U.S, according to a filing with the Securities and Exchange Commission. The company’s consolidated revenue for 2017 was nearly $17.26 billion, per the filing. IDV and their partner, Summit Realty Ventures, announced today that Park 225 Building 1 is shell complete and ready for occupancy. The ~121,000 SF multi-tenant spec building is located in Pasadena, TX, in the Park 225 Office Complex. The Spec building is divisible in size from 18,720 SF to over 121,000 SF and features 24’ clear height, 31 dock high doors, 4 grade level doors and 1,200 amps with 3 phase power. US Hose is the second tenant to sign a lease at Building ‘A’ and will occupy Suite 400 which comprises ~34,340 SF of the ~153,347 SF building. IDV completed the 8th building for a major Oil and Gas Support Services Company at their industrial campus in February and started the 3rd phase of construction commencing on a new manufacturing facility in June 2016. The latest building added a ~68,953 SF office, training center and warehouse facility to the growing compound. The company’s new office building completed Phase II of planned developments on the campus. In addition to the construction of the building, a loop road was poured and an additional ~5 ½ acres of scaffold laydown yard was added. IDV announced the completion of Phase II of Flowserve Corporation’s multi-building campus at Park 225 in Pasadena, Texas in June 2016, a full month ahead of schedule. The second Build-to-Suit facility, Flowserve Pumps, totals ~110,000 SF and features Class ‘A’ Steel, Concrete Tilt-wall construction with TPO roof. The new Pumps Building houses two 60 ton cranes, three 20 ton cranes, five 10 ton cranes, one 5 ton crane and twenty six 2 ton jib cranes. IDV and Fortune 500 Energy Client Sign Build-to-Suit Office Deal

Investment & Development Ventures, LLC (IDV) and a Fortune 500 energy client have signed a long term agreement for construction of a Build-to-Suit office building in Pasadena, TX. The site is located in Park 225, at 300 Beltway Green Blvd, and is the 8th project developed in the business park. The facility is designed as a 3-story, 82,800 square foot office building on ~5 acres and will be constructed of tilt wall, structural steel and insulated glass. IDV and HORIBA Instruments, Inc. signed a Design-Build agreement in April 2016 for an office/shop facility located in the Bay Oaks Business Park, Pasadena, TX. HORIBA’s new location marks the 4th building constructed by IDV in Bay Oaks and the 10th in the city of Pasadena. HORIBA’s ~42,800 SF pre-engineered metal building with tilt wall panels will include a two story office totaling 11,500 SF, a scientific lab, a medical lab, a training room and ~31,300 SF of warehouse on ~3.3 acre site. Ground breaking is scheduled for July 2016 with an expected delivery date of February 2017.
