Construction Underway at Flowserve Pumps & Park 225 Building 1

Substantial progress is being made on the Build-to-Suit Flowserve Pumps facility since commencing construction in August 2015. The slab pour is complete and erection of the walls is underway on the ~110,000 SF building. Steel delivery is expected on December 22nd. Completion is currently scheduled for July 2016. Flowserve Pumps will use the facility for both office and warehouse operations. This new facility resides next to its sister building which is home to both the Seals and the Valves divisions. IDV is partnering with Summit Realty Ventures to develop Park 225, Bldg 1, also located inside Park 225 in Pasadena. The ~121,392 SF multi-tenant building resides on 7.2 acres and is a front park rear-load configuration. Building 1 also features 24′ clear height, 31 dock high doors, 4 grade level doors and 1,200 amps with 3 phase power. Tenant occupancy space ranges in size from 18,720 SF to 121,392 SF.  Site work and slab are complete. The expected delivery date for this available building is March 2016. IDV Delivers for Flagship and Argo

Investment & Development Ventures, LLC (IDV) is excited to announce two new IDV tenants have taken occupancy in different buildings during the Fourth Quarter of 2015. Argo Turboserve Corporation (ATC) took possession of Suite 200 (± 54,285 SF) at Reed’s Landing Building ‘A’ in November and Flagship Tire and Wheel moved into their new location at Northwest Crossing Building H, Suite 600 in October. ATC is the first tenant in Reed’s Landing Building ‘A’ and now occupies ± 54,285 SF of the approximately 153,500 SF facility in Reed’s Landing Business Park located in north Houston. The premises use is office, warehouse and manufacturing utilizing a 10-ton and 20-ton overhead crane. The suite has dock high and grade level loading. This multi-tenant building is conveniently located minutes from George Bush International Airport at 2020 Greens Road in Houston. Flagship is also the first tenant at NWXing Building H and is leasing 53,555 SF of the ± 177,126 SF multi-tenant building. Flagship is utilizing their new space as both a distribution center for its commercial grade tires and wheels and as its Houston office facility. Building ‘H’, located in the Northwest Crossing Industrial Park at 6410 Langfield Road in the Near-Northwest area of Houston, is a dock high building and has a 30’ clear height.
